		<description><![CDATA[The Sheet decided they wanted to run this column this weekend so I said yes. Lots of Mammoth lovers here for the Jazz Jubilee. Apparently Mr. Vulture is an old Dartmouth buddy of the publisher and &quot;one of the smartest guys he knows&quot; and receives the paper because he is on the Board of Directors. The publisher appreciates the counter points.

But one thing that is coming back in my recollection; Terry Ballas and Hot Creek spent significant dollars and energy in the early 2000&#039;s developing the plans for the condo layout behind the west hangars (the subject of the litigation). I remember being down there selling hangars and seeing the revised plans during that era. The plans were basically for a smaller, centralized condo hotel building with zero lot-line town homes around the periphery. Many of the zero lot-line town homes were slated to be &quot;affordable housing&quot; or eventually purchasable by local residents as affordable homes. The town home occupants would have access to the condo hotel amenities. Historically, it wasn&#039;t until litigation (and damages) were pondered that the project became a highly (potentially) profitable fractional development.]]></description>

Even a project like the Summit that just had a major special assessment for exterior improvements ($40K+ for a 1 bedroom) still has a fee of $300-400 per month. Some condo projects (like Sierra Manors) even have water/sewer fees on top of that (about $33/mo). The condo hotel projects like the Westin have the gas heat included as well as other utilities. At the Westin that also includes the cooling because of the true climate control in the units. Yes, snow and ice removal/management is expensive and labor intensive.

The rental revenues during the end-of-the-year Holidays are strong and can represent 25% of the gross for the entire year. But actual milage can vary. The Westin&#039;s management fee is more like the 55% range.]]></description>

  I really enjoy reading every thing you write. Been doing it for years. I lived in Mammoth for 10 years, working for the mountain, managing restaurants at night and owning a business there toward the end of my tenure. I still have a place at Summit as my get away when I can afford it.
  There is one thing you and many others have missed with regard to this judgment. I&#039;m now an attorney in So. Cal.  The judgment was based on fraud. Fraud is an intentional tort. You cannot extinguish an intentional tort judgment in bankruptcy court. The best the town could hope for is reorganization. They will still be liable for this debt until it is either paid or forgiven. I&#039;m afraid this is a long way from over.
   I even happened to be in court in Van Nuys last week and heard a group of attorneys and their clients discussing this in the elevator; small world some times as I also happened to run into a couple of Mammoth folks who were there to deal with the estate of their mother.

If Caltrans would plow a road south of the 50, I would probably buy a place in Mammoth for winter fun.  Too far from Bay Area though to drive through South Tahoe to get to Mammoth in winter.]]></description>

		<description><![CDATA[thanks to the folks who do rent their properties out long term. i will be enjoying my third season as a renter in mammoth and couldn&#039;t be happier. well, maybe i would be happier if someone would just accept my offer for a change! in the meantime, i will rent and see what makes the different condo developments tick. some may be worth buying into, ultimately, and some may not. but at least say i&#039;ve lived in a few and know a little better than a buyer who has not.]]></description>
