I’m picky when it comes to vacant lots in Mammoth Lakes. Many have defects that are expensive or impossible to cure; topography that costs 10’s of thousands (if not $100K+) in added construction costs, poor locations, compromised access and neighborhoods, minimal solar exposure, no views, etc. Some of these negatives become truly evident when we actually have a substantial winter. And I haven’t seen a perfect lot yet. But here’s one that scores high in many areas, and it is priced right. And this is the first time it has come to the market since 1967!! Yes, this is the original owner. Most of the Mammoth Slopes neighborhood dates back to the late 1960’s when the land was subdivided. So as you can see, this is a corner lot on the front of a cul-de-sac. It is oversized compared to most of the neighboring lots. It is flat and gets plenty of sun. It has mature trees. It has views up Convict Drive (named after Convict Lake) to Mammoth Mountain–you can see Lincoln Mountain and the tops of Chairs 5 and 23. It is one lot in from Canyon Blvd. so the new sidewalk and street lighting that were installed last summer are very close by. For those who like to walk, this is an easy walk to The Village. Or the Blue Line shuttle stop is right there to take you to Canyon Lodge. The lot has all sorts of development possibilities; from modest to very large. The lot was recently surveyed. Vacant lots don’t get much better than this in Mammoth. Listed at $219,000
