Anybody who has spent any time with me in the real estate business knows I am grounded in the fundamentals of real estate. My father was a long-time broker and I think I learned the fundamentals at the dinner table. A basic that I have tried to emphasize to clients and the agents associated with me in the past is the concept of curable and incurable defects. It is where my brain goes immediately when I walk into a property. Many people simply can’t grasp it. And some never do. Mammoth condos can be full of curable and incurable defects. With the condo remodeling trend being so significant, buyers looking for properties with the goal of remodeling really need to understand the concept of curable and incurable defects. It also amazes me how buyers in the Mammoth market jump on nicely remodeled (and trendy) properties without recognizing the incurable defects (“all that glitters is not gold”). And I’ve recently seen new owners dump $100,000+ into older condos that have all sorts of incurable defects. At least get a view!!
So here is and “oldie but goodie” that is worthy of any level of remodeling; look past the original condition (original owners) and find an end unit townhome with a prime location, sun and views. This 4 bedrooms (really 3 bedrooms + den) / 2.25 baths property overlooks one of the nicest private common areas that includes a pool and spa, tennis court, horseshoe pits, volleyball and plenty of grass. Southern views from Laurel Mtn. to Mammoth Mtn. Lovely natural wood ceilings in living room and all 3 bedrooms. Parking is right in front of unit for the best convenience. Original brick hearth will accommodate a freestanding wood stove or pellet stove. Extra vanity in 3rd bedroom. Plenty of closet space and washer/dryer in entry closet. Well located project; easy walk to Old Mammoth commercial corridor including VONS and bowling alley. Right on the Red Line shuttle for great year around transportation. Project has been resided in recent years and is in great shape. Reasonable HOA fees. Listed at $459,000
