When I was first asked to evaluate this condo I found the overall setting to be stunning. This property has never “traded” during my 30 years of Mammoth real estate so I have never been in it before. I tried to determine if there was a Snowcreek condo that had a better location and setting. It is all subjective but I don’t think there is. I based my pricing evaluation on the location, view and setting. Other agents trying to list the property didn’t quite appreciate it. I may have undervalued it.
So yesterday I held broker’s open house in the property. Some of the most experienced agents in town came through (including the broker for Snowcreek) and they all said the same thing; “this is the most incredible setting and view in Snowcreek (and maybe in Mammoth).”
But complete confirmation was when one agent came in and said “my parents were the original owners of this condo.” Her father was Tom Dempsey’s vice president and civil engineer. He would have first choice at any Snowcreek property and knew the Snowcreek property as well as anyone. So what property did he choose–this one. That is telling.
The inside is all original, 1979. The property hasn’t been used in many years. It has been cleaned out and is ready for a new owner.
This is a prime opportunity for someone who appreciates the spectacular setting and view and wants to do a major renovation. The property is certainly deserving of it. There probably isn’t a property in Mammoth more deserving.
This would make an outstanding legacy property for a family.
